Can tenants pay electronically?
Tenants may make rental payments electronically through our tenant portal.
How do you handle tenant(s) who are or become a problem?
A first infraction is responded to in writing. We also place a call to the tenant if it is warranted. The second infraction results in eviction filing.
How does 3G handle evictions?
When eviction filing is necessary, 3G Properties sends a team member to the presiding Justice of the Peace to complete and file a written eviction request. If the tenant does not cure default before the assigned court date, 3G Properties represents the landlord in eviction court.
How often do you inspect my property?
That is determined by the landlord’s preference. We perform inspections monthly, quarterly or minimally bi-annually.
If I sell my property, do I have to list it with 3G Properties?
Should I hire a Property Management Company or do it myself?
A competent Property Management company stays on top of all the landlord requirements and insures your property is in compliance. These laws change regularly and unless you stay abreast you are actually putting yourself and your assets in jeopardy of lawsuits.
What are your requirements for applicants?
Applicants must complete a TAR Lease Application and submit a $40 fee for processing. 3G Properties screens applicants for credit, criminal history, and eviction history.
What is the average length of time it takes to fill a vacancy?
The time of year can affect how long a property is vacant. During Spring/Summer months, we average 17 days of vacancy. During Fall/Winter months, we average 32 days.
When will I receive my rents?
Your net rent is sent through electronic processing directly to your bank account by the 15th of each month.
