REMINDER: WORK ORDER POLICY 

The Maintenance Department consolidates work orders to minimize the amount of

trips to your homes and exposure of Covid, Flu and other viruses. Please ONLY SUBMIT ONE

WORK ORDER every TWO MONTHS for non-emergency/non-essential repairs. This one work

order can have multiple items listed. If multiple work orders are submitted multiple times

within 2 months for non-emergency/non-essential repairs, maintenance will cancel the request.

If you are having any sickness and/or virus symptoms, please inform our Maintenance

Department when they coordinate your work order appointments. Please submit your repairs

that are non-emergencies/non-essentials through your portal.

As a reminder your lease states the following about work orders:


For emergencies only, please call (940) 262-0091 Ext 1002 to leave a voicemail. Messages left will be checked after hours and on weekends. Please submit a work order so we have written documentation. We WILL NOT process a work order request without your written work order first through your tenant portal. 

Photos must also be uploaded to support your maintenance requests.  

Maintenance emergencies are:

  • Water Leaks (shut off water immediately)

  • Heat is out and it is below 55 degrees

  • AC is out and it is above 85 degrees

  • Toilets: None are working (not just one)

  • Sewage backup throughout (not just a clogged drain)

  • Broken windows and doors (not lockouts) If this is a lockout, you must call a locksmith and report this to maintenance via a work order once our office is open. 

  • Electrical: Outages (not caused by the power company or weather related) that affect major parts of the home

The HVAC systems can only perform within a 20 degree differential.  If it's 100+ and you want your house to cool to 70 then you might want to invest in a portable a/c unit that you can move from room to room to create an even cooler environment.

We do not handle anything other than emergencies on the weekend and after hours. If it is non emergency it will be handled the next business day. 

If you are ever locked out of your rental property, it is your responsibility to contact and pay for locksmith services. This is not a maintenance request (see above).

Do NOT pour oil or grease down any drains including garbage disposals to prevent clogs and repairs being charged back to tenants due to misuse. 

“Flushable” Wipes — and Almost Everything Else — Are Not Flushable. Here is a simple truth. Sewer systems were designed to handle two things — human waste and toilet paper.  Flushing wipes increases the chances that the pipes will get blocked and cause serious problems for the sewer system in general.  Repairs caused by misuse will be charged back to tenants.

Lease reminders

DUE TO LIABILITY, UNDER NO CIRCUMSTANCES SHOULD ANY TENANT OR OCCUPANT ACCESS THE ATTIC OF THE PROPERTY FOR STORAGE OR ANY OTHER PURPOSE.  You are not allowed to change your AC filters if they are located in the attic space or above 6 feet from the ground.

No temporary or above ground pools of any kind or trampolines are permitted on the property per your Lease Agreement, paragraph 12D.

If you have an addition to your family, i.e. new baby, please let us know so we can add them as occupants. We will need their name and date of birth.  Any occupants 18 or older are required to complete a rental application for approval prior to them moving in.

REMEMBER TO KEEP YOUR RENTER’S INSURANCE POLICY CURRENT AND UP TO DATE!  All tenants and occupants 18 years and older must have renters insurance.

3G Properties Group should be named on your policy as an “additional interest” so your insurance company will automatically send us your proof of insurance and any changes or updates. If all tenants are not named on the insurance policy or we do not have a copy of your policy on file, there is a mandatory $15 landlord’s liability insurance policy charged to your rental property each month to be included in your rent payment. Tenant’s personal property is not protected unless Tenant has their own RENTERS INSURANCE.

ALL ANIMALS MUST BE APPROVED

Per your Lease Agreement, all animals must be approved prior to bringing them onto the rental property. This includes assistance and support animals. Prior to having an animal or pet, please contact Lilian at admin@3gpropertiesgroup.com so she can assist you with the approval process. National Boss's Day

October 16th 

Boss's Day is observed on or around October 16th in the United States. If it falls on a weekend, it is observed on the closest weekday.

National Boss Appreciation day has occurred on October 16th every year since 1958.  Patricia Bays Haroski registered this national holiday with the U.S. Chamber of Commerce to appreciate her father, who was also her boss.  She was working as a secretary for State Farm Insurance Company in Deerfield, Illinois for her father, at the time and chose October 16th, which was her father's birthday. She felt that young people didn’t fully appreciate or understand the work, worry, and effort in their boss’s day.  Boss Appreciation Day was supposed to improve relationships and encourage transparency between leadership and the workforce.

National Make a Difference Day

October 25th

Since 1992, Make a Difference Day has been recognized every fourth Saturday of October as a national holiday dedicated to volunteering. 

Today, Make a Difference Day is the largest national day of community service in the country and is a celebration of neighbors helping neighbors.

It was started in 1992 by USA TODAY and is now supported by the same publication, along with the non-profit, Points of Light.

On the fourth Saturday of October, millions of volunteers around the world unite in a common mission to volunteer. Make a Difference Day is a day to celebrate the power of people to make a difference.



Halloween Peanut Spider Cookies

Ingredients for Spider Cookies

  • Peanut butter: A cup of creamy peanut butter forms the rich and nutty base of this cookie dough.
  • Sugar: A cup of granulated sugar helps to sweeten the dough and contributes to the crisp exterior of these spider cookies.
  • Egg: A large egg helps bind the ingredients together. Make sure the egg is at room temperature so the cookie dough can mix evenly.
  • Reese’s mini peanut butter cups: Serving as the body of the spider, these mini peanut butter cups add an extra layer of peanut-butter-and-chocolate goodness to these Halloween spider cookies.
  • Chocolate chips: Milk chocolate chips are melted with shortening to create the spider’s legs and attach the eyes to the body of the cookie.
  • Shortening: A teaspoon of shortening helps melt the chocolate smoothly and allows it to be the right consistency for piping.
  • Candy eyes: Candy eyes bring these spider cookies to life, giving them a creepy, lifelike appearance.

Step 1: Prepare the cookie dough

Roll the dough into 1-inch balls, then place them 2 inches apart on ungreased baking sheets. Gently flatten each ball slightly with the bottom of a glass.

Bake the cookies until the tops are slightly cracked, 15 to 17 minutes. Let the cookies cool for three minutes before transferring them to wire racks to cool completely.

Editor’s Tip: For uniform cookies, use a small cookie scoop to portion the dough.

Fall Cleaning Tips


Fall is here—it's the perfect season to complete household chores to get your home all clean and cozy for the upcoming winter and holiday season when guests are over.
