REMINDER: WORK ORDER POLICY 


The Maintenance Department consolidates work orders to minimize the amount of

trips to your homes and exposure of Covid, Flu and other viruses. Please ONLY SUBMIT ONE

WORK ORDER every TWO MONTHS for non-emergency/non-essential repairs. This one work

order can have multiple items listed. If multiple work orders are submitted multiple times

within 2 months for non-emergency/non-essential repairs, maintenance will cancel the request.

If you are having any sickness and/or virus symptoms, please inform our Maintenance

Department when they coordinate your work order appointments. Please submit your repairs

that are non-emergencies/non-essentials through your portal.

As a reminder your lease states the following about work orders:

For emergencies only, please call (940) 262-0091 Ext 1002 to leave a voicemail. Messages left will be checked after hours and on weekends. Please submit a work order so we have written documentation. We WILL NOT process a work order request without your written work order first through your tenant portal. 

Photos must also be uploaded to support your maintenance requests.  

Maintenance emergencies are:

  • Water Leaks (shut off water immediately)

  • Heat is out and it is below 55 degrees

  • AC is out and it is above 85 degrees

  • Toilets: None are working (not just one)

  • Sewage backup throughout (not just a clogged drain)

Broken windows and doors (not lockouts) If this is a lockout, you must call a locksmith and report this to maintenance via a work order once our office is open. 

  • Electrical: Outages (not caused by the power company or weather related) that affect major parts of the home

The HVAC systems can only perform within a 20-degree differential.  If it's 100+ and you want your house to cool to 70 then you might want to invest in a portable a/c unit that you can move from room to room to create an even cooler environment.

We do not handle anything other than emergencies on the weekend and after hours. If it is non-emergency it will be handled the next business day. 

If you are ever locked out of your rental property, it is your responsibility to contact and pay for locksmith services. This is not a maintenance request (see above).

Do NOT pour oil or grease down any drains including garbage disposals to prevent clogs and repairs being charged back to tenants due to misuse. 

“Flushable” Wipes — and Almost Everything Else — Are Not Flushable. Here is a simple truth. Sewer systems were designed to handle two things — human waste and toilet paper.  Flushing wipes increases the chances that the pipes will get blocked and cause serious problems for the sewer system in general.  Repairs caused by misuse will be charged back to tenants.

LEASE REMINDERS

DUE TO LIABILITY, UNDER NO CIRCUMSTANCES SHOULD ANY TENANT OR OCCUPANT ACCESS THE ATTIC OF THE PROPERTY FOR STORAGE OR ANY OTHER PURPOSE.  You are not allowed to change your AC filters if they are located in the attic space or above 6 feet from the ground.

No temporary or above ground pools of any kind or trampolines are permitted on the property per your Lease Agreement, paragraph 12D.

If you have an addition to your family, i.e. new baby, please let us know so we can add them as occupants. We will need their name and date of birth.  Any occupants 18 or older are required to complete a rental application for approval prior to them moving in.

REMEMBER TO KEEP YOUR RENTER’S INSURANCE POLICY CURRENT AND UP TO DATE!  All tenants and occupants 18 years and older must have renters insurance.

3G Properties Group should be named on your policy as an “additional interest” so your insurance company will automatically send us your proof of insurance and any changes or updates. If all tenants are not named on the insurance policy or we do not have a copy of your policy on file, there is a mandatory $15 landlord’s liability insurance policy charged to your rental property each month to be included in your rent payment. Tenant’s personal property is not protected unless Tenant has their own RENTERS INSURANCE.

National Chocolate Cookie Day falls on August 20 each year. This day is dedicated to enjoying chocolate cookies in all forms, whether baked at home, purchased from a bakery, or shared with friends and family.

Chocolate Butter Cookies – Eggless & Easy

Chocolate Cookies - Eggless & Easy Recipe to make cookies at home 

Chocolate Cookies – Eggless & Easy is one recipe that you do not want to miss. What is there to miss about it? These are made of chocolate and have cookies written all over it. No Kidding! 


Ingredients:
All purpose Flour - 3/4 cup
Coco powder unsweetened - 1/4 cup
Sugar - 1/2 cup
Baking Soda - 1/4 tsp
Butter unsalted - 1/4 cup, room temperature
Milk - 3 tbsp
Salt - a fat pinch
Note - If you are using salted butter, then skip the additional salt.

Instructions:
1. Sieve flour, coco powder, baking soda and salt in a bowl. Mix and set aside.
2. Take another deep bowl and add butter, sugar and milk in it.
3. Whip it with electric whisk for about 2-3 minutes on high, till it becomes creamy and light.
4. Slowly add and mix the flour mixture to this butter mix and mix gently with a spoon or fork till all the ingredients are well combined into a dough.
5.Transfer this dough in a plastic bag or container and refrigerate it for at least 1/2 an hour. At this point, you may leave it in the refrigerator for longer time, till you are ready to bake.
6. Preheat the oven at 350*F or 180*C and Line a baking tray with parchment or butter paper.
7. Take the cold dough out. Divide it into 24 equal balls.
8. Take one ball and flatten it gently in your palm. Place on the baking sheet. Finish all the dough balls likewise. Place these flattened balls, 2 inches apart from each other. They spread out while baking.
9.Bake for 10 minutes for soft cookies and 12 minutes for slightly crispier coolies. Do not bake more than that.
10.Take the tray out of the oven and let the cookies sit there for 5 minutes and then transfer them carefully to the cooling rack.
11.They tasted awesome when they were warm but very soft to touch. They firmed up more once they cooled down to the room temperature.
Storage
They store well in an airtight container or jar once cooled at the room temperature.
Notes
VERY IMPORTANT - When you are baking this cookie in summer, skip the milk since butter melts more in summer when whisked as compared to the winters. Use milk in the recipe in winters only.
